Does Odoo replace a listing portal or a tenant screening service?
No. Odoo doesn't syndicate vacancies to MLS, Centris, Zillow or apartment portals, and it has no built-in credit check or tenant screening. What it does is become the system of record from the signed lease onward: billing, recoveries, maintenance and the asset ledger. Listing and screening stay with the specialists, who then feed Odoo the approved applicant.

Can Odoo handle percentage rent, indexation and mid-term changes?
Yes, given the right setup. Odoo Subscriptions runs fixed rent and recurring recoveries, index-linked escalations apply against the contract on its anniversary, and percentage rent is usually invoiced as a periodic true-up line once sales reports come in. Mid-term amendments generate a new schedule rather than editing the old history, and that's exactly what an auditor wants to see.

How do we handle lease documents, renewals and signatures?
Odoo Sign attaches the executed lease to the tenant and the unit, so the document, the billing schedule and the maintenance history all point back to the same record.
